Certificate Of Occupancy Search

In the Boroughs and NYC, a copy of the last Certificate of Occupancy of record will be provided, plus any subsequent plans filed, that either change or propose to change the legal use of the premises.  In Other Counties, an abstract of Building Department records reporting all Certificates of Occupancy, Certificates of Compliance, Certificates of Completion and open building permits with a copy of all certificates attached will be provided. If a Certificate of Occupancy is not on file, said abstract will include information from other municipal agencies and the Assessor’s Office regarding the structure(s), the use and the approximate year the structure was erected.

Housing And Building Departments Violation Search

A search of Housing Department and Building Department records for all pending violations of the local building code and, in NYC, the New York State Multiple Dwelling Law.  It is important to note that some of these violations can be rent impairing.

Fire Department Violation Search

In the Boroughs of NYC, a report showing violations of record with the Fire Department’s Central Files. In Other Counties, a report showing violations of record with the Fire Department’s local and/or Central files.

Emergency Repair Search

A search of municipal records which would show any repairs or services provided to said property of an emergency nature where property owner was negligent in responding. The cost of repairs or services provided is the responsibility of the record owner and, if not paid, will become a lien.

Street Report

A status report of legal street opening and the dimensions of said street and in other counties, determination of street maintenance responsibility whether public or private.

Sewer Search

In Suffolk County, the search indicates whether the property is located within a Municipal Sewer District.  If the property does in fact lie within a Municipal Sewer District, the search will indicate the amount due.  If they are not paid, they are a lien against the property. In Nassau County, according to the Department of Public Works Ordinance #266 of the Public Health Ordinance of Nassau County, it is now mandatory that properties which lie within the physical boundaries of a Nassau County Sewer District be connected to said sewer within one year of official notice.

Tax Search

A search of county and local Real Estate tax records to ascertain the existence of tax liens and to determine the status of payments.

Bankruptcy Search

A search of available, computerized Federal Bankruptcy Court records of both individual and corporate names.  Also available:  copies of Bankruptcy Dockets & Proceedings and copy of the report showing status and/or discharge.

Survey Inspection

An on-site inspection to determine any apparent physical changes to the existing structure(s), possible encroachments and the addition of new structure(s) as compared to the survey.

U.C.C. (Uniform Commercial Code) Search

Copies of UCC filings at the local and state levels will be provided.

Cooperative Apartment Search

Includes a search of the county records for judgments, Federal Tax Liens, NYC liens, UCC financing statements, mortgages, Mechanic’s Liens and Lis Pendens filed against the subject apartment, apartment building, co-op corporation or apartment owner. 

Mortgage Foreclosure Certificate

Includes a Search of the County Records from the date of recording of the mortgage to be foreclosed, for deeds, mortgages, judgments, Federal Tax Liens, NYC Liens, Mechanic’s Liens, Lis Pendens, and Covenants, Restrictions, Easements, etc. 

Last Owner and Open Lien Search

A search of the county records for the last owner of record, mortgages, judgments, Federal Tax Liens, NYC Liens, Mechanic’s Liens, and Lis Pendens.  Certificate includes a copy of the last deed, and a typed property description.

Corporation Franchise Tax Status Report

Includes period for which franchise taxes and reports are owed, including MTA surcharge, and date through which an extension may be granted.  Also includes date of incorporation, filing period, and termination information.
